I just got a call from my landlady
they are thinking of selling the house and are going to have a real estate person come by and look at the interior. Which means that they are going to sell the house. Shit!

This is not a good time to have to deal with this. We had known when we moved in a couple of years ago that they were thinking about selling at some point, but they hadn't mentioned it since then. We signed a year lease at that point stipulating that they could sell and give us notice. Now we are month to month.

My daughter has recently moved out and married and we just got the place reconfigured where I have an office and Melodie has an office. We are both Graduate Assistants and are less than 3 miles from campus. It is a perfect (as close as possible) situation. And I was just about to start work on putting in a spring garden. Shit, shit, shit!!!

When we moved in we were hoping that maybe we could buy it when they got around to selling it. At that time we had moved up here for a new job for me. Since then I am not working and Melodie and I are back in school. We are not broke, but damn near. I can't think of anyway we could buy it unless they wanted to finance it and I don't see that happening.

Damnit!

4. I don't know your local conditions at all, but in most places no houses are moving
except at very low prices.

Unless they have a pressing need to sell right now, the odds that they'll put it on the market, sit and wait for offers that don't come in, and decide to wait for better times are fairly good.

So start looking for other options, but don't panic. And if you do like the current place, talk to somebody about what your options would be, you might be surprised and luck into a really positive thing.

5. I wouldn't worry too much about it
They may have a hard time selling, and if they do I'm sure the buyers would want to keep good tenants.

It's just a crummy situation. They are great people, they have great tenants (us) and if I had money for a downpayent maybe I could talk them into financing the rest.

It is a mid 1950s home in a nice neighborhood. Kind of like the one I grew up in. We take care of the cats for the neighbors.

When the real estate lady comes I will be sure and incidentally point out all the defects, repairs that need to be made, bad plumbing, etc. That way she is on notice and will have to disclose everything. Is that bad?

And really kinda selfish, too. That is for your landlady to take care of. If you really like her, doing that could ruin that relationship. Not only that, she could then decide to tell the new owners that you have been less that sterling tenants, when the new owner could have been just as good to you. It sounds like a pre-emptive attack and we all know how well those work.

Just hate to see you screw up a good thing when you really don't know what the future holds. :hi:

8. That happened to me last year. I had to move quickly and the new place I got...
turned out to be a pretty shitty place to live. The new house depressed the living hell out of me, or rather into me. I'm looking for a new place now, but I'm taking my time.

My wife talked to some people at school who told her that it is taking about 6 months to sell a home here. We see things for rent in this neighborhood from time to time, but always think "but we have the perfect situation where we are."
