I need some cheering up and encouragement.
I'm up here in the woods in New Hampshire. I put my house in Newton, MA on the market at the beginning of June. As the brokers like to say, it's in "pristine condition". It should be, I worked like a dog for 6 months to get it ready! It has been sitting on the market for almost 3 months now and not even a bite. The brokers thought they had buyer this weekend but just emailed me saying that the wife and kids loved it but the hubby didn't. How could anybody not love my house!!!

If I can't sell it before winter, I'll have to move back into it and I hate the thought of that. I raised my kid in that house and it bears alot of great memories but as soon as I put it on the market I felt that it wasn't really mine anymore. I feel so funny being in limbo and not in control of my life. :(

Hang in there, it will move.....Is the broker doing everything they need to do to market it sufficiently? (I know RE is your turf not mine..just asking) Maybe he nneeds to market it as the childhood home of a world famous author :D

4. The brokers are a husband and wife team
and I think they are pretty good. There has really not been any negative feedback on the house but it's a little quirky I guess. Maybe you have to be a little quirky to like it. Hey, maybe I can get Will to do a book signing there! Poor guy, he lived there during June until he got him place in Cambridge. Every day he had to erase all signs of his existence and clean up so the brokers could show it. Don't tell him I said this, but he is one hell of a good guy!

Seriously, Raven, I hear you. Same thing for us with a gem of a home in Harrisburg built in 1903 with beautiful mahogany in great condition throughout the house. We ended up renting it for the last two years.

You didn't want him in your house anyway. My parents sold their house last May. Hang in there! Someone will snatch it up soon.

5. All it takes it the right person
someone very much like you to walk into your home and fall in love with it. Is there an online listing? How many open houses have they had? Have you considered renting it with the option to buy?

Those people are going to regret passing it up when WILLIAM RIVERS PITT becomes a famous name

Yes, its on the multiple listing web site and the brokers' web site. They have had three openhouses at least. The first two were on really rainy Sundays. I am sure they will have more. The thing about renting may be something to think about come labor day.

7. Raven, the house is waiting to chose...
the right new owner. I have no doubt that when the time comes, the owner and the house will recognize each other, and it will sell. I can understand the feeling of being in limbo...having decided to sell, and move on, you're ready to do just that. Good luck!

Not THERE, but in the same position. It took our house 4 months to sell. What finally helped it to sell was our realtor switched companies, so it got to relist as 0 days on market as opposed to 97. Oh, and we sucked it up and lowered the price by 4 or 5K.

12. Did you have a "real appraiser" set the price for you?
A real estate agent may set the price and do a fine job, but a real appraisal may be advised. An appraisal service can do an analysis of recent sales, then add and deduct value according to which features are present. I paid about $250 for an appraisal, then dropped my price by $12,000. I may have been scaring buyers away with that price.

13. No, not an appraiser, but
I interviewed three brokers. Each gave me a range. There was a 100k difference between the lowest and the highest. I went with the brokers in the low range and then I dropped the price by 35k in July. My thought is to take it off the market in October and let it rest and then put it back on the market in Feb or march of next year. Any thoughts on that plan?

15. What most realtors advise
is to take a house that hasn't sold off the market for at least a month, then relist it as a NEW! listing. A lot of people only look at the New On Market listings and figure there's something wrong with one that hasn't sold quickly.

Is the realtor keeping the flyer box in front of the house filled with flyers? One of the things the realtors around here are terrible about is letting the flyers run out and not refilling them.

I presume you've done all the standard things, like made sure the house has some furnishings (empty houses look forlorn), planter boxes with flowers out front, etc., etc. There are a couple of companies out there that decorate houses specifically for sale - they rent you the art and furniture and whatnot, and do a little cosmetic repainting, stuff like that.

16. You can start of high, but you can't raise the price
unless you relist. If you drop the price too much or too often, people will detect "desperation" even if there really is none. They will sit back and wait for you to drop the price again. Don't do it! Wait for a reasonable offer and then counter offer.

17. I just want to say
that you guys are so nice. I'm sitting here thinking, I could be sick... I could have some other more terrible problems than this house. In the meantime, I'm in a beautiful place, it could be alot worse than it is. Thank you all! :hi:
